CLIENT BRIEF
RTP Surveyors were instructed to prepare a Planned Preventative Maintenance (PPM) assessment for a local garden visitor centre. The instruction required a condition survey and the development of a 10-year maintenance programme to support budgetary planning and asset management. The objective was to provide a clear understanding of the building’s current condition and anticipated maintenance requirements over the medium to long term.

KEY CONSIDERATIONS
A detailed condition survey was undertaken to assess the performance of the building fabric and identify areas of early-stage deterioration. The assessment highlighted emerging defects within key roof drainage components, including soldered integral gutters serving a standing seam copper roof.

At the time of inspection, water ingress was not yet visibly apparent internally; however, defects were identified at an early stage where deterioration had only recently commenced.

The findings enabled classification of maintenance requirements across short, medium and long-term periods, with associated costings to support forward financial planning.

The exercise demonstrated the importance of preventative maintenance in identifying latent defects before they progress to more significant fabric failure and consequential damage.

OUTCOME
Early identification of defects allowed the client to implement a targeted preventative maintenance strategy prior to the onset of significant water ingress.

This proactive approach reduced the likelihood of consequential damage to the building envelope and supported more efficient long-term maintenance planning.

The resulting PPM report provided a structured financial and technical framework to inform future expenditure and maintenance prioritisation.
