CLIENT BRIEF
RTP Surveyors were instructed to undertake Reinstatement Cost Assessments (RCAs) across a portfolio of 21 properties, including 13 public toilet blocks. The purpose of the commission was to establish accurate reinstatement values for insurance purposes, ensuring that each asset was adequately covered in the event of total loss.
KEY CONSIDERATIONS
The commission required detailed inspection and analysis of a diverse range of property types, including public conveniences, retail units, a modern bandstand structure, and a Grade II* Listed building.
Each asset was assessed individually to reflect differences in construction type, materials, and site conditions, with particular consideration given to coastal exposure and its impact on building deterioration and rebuild requirements.
Accurate measurement and assessment of building form and specification were undertaken to determine appropriate reinstatement rates, including allowances for demolition, construction costs, professional fees, and associated rebuild factors.
The presence of heritage assets and bespoke structures required additional consideration to ensure reinstatement values reflected appropriate construction methods and statutory requirements.
OUTCOME
Comprehensive Reinstatement Cost Assessment reports were produced for all properties within the portfolio, providing the client with updated and defensible insurance reinstatement values.
The assessments reduced the risk of underinsurance by ensuring that declared sums reflected current construction costs and property-specific rebuild requirements across the portfolio.
