CLIENT BRIEF
RTP Surveyors were instructed by a prospective purchaser to undertake a comprehensive pre-purchase survey of a Grade II* listed townhouse in Truro, Cornwall. The purpose of the instruction was to provide a clear, informed view of the overall condition of the property and to assist in assessing its suitability for acquisition, with particular regard to the risks associated with listed and historic buildings.

KEY CONSIDERATIONS
Given the Grade II* listed status and age of the property, the inspection required a detailed and methodical approach to assessing traditional construction elements and areas of potential concealed deterioration. Particular attention was given to high-level and less accessible areas, where condition risks are often more pronounced in historic buildings.

Drone technology was utilised to assist with inspection of elevated and otherwise difficult-to-access elements, supporting a more complete understanding of the external envelope and roof areas without the need for intrusive access arrangements. This helped to inform the overall condition assessment in a safe and efficient manner.

OUTCOME
A detailed inspection of the property was completed and a comprehensive pre-purchase report was issued to the client. The report provided a structured description of the building’s elements, identified defects and areas of concern, and set out appropriate repair and maintenance considerations. The information was intended to support the client in making an informed acquisition decision and understanding the ongoing obligations associated with ownership of a listed property.
