CLIENT BRIEF
RTP Surveyors were appointed to provide architectural and building surveying services for maintenance and refurbishment works to the Grade II Listed building in Falmouth. The scope of works included renewal of leadwork, repointing, and internal plaster repairs. The commission involved management of Listed Building Consent and Building Regulations applications, followed by Contract Administration duties during the construction phase.

KEY CONSIDERATIONS
As a Grade II Listed building, the proposed works required a sensitive approach to repair and specification to ensure compliance with heritage requirements and preservation of historic fabric.

The building remained in public use throughout the works, requiring careful planning and coordination to minimise disruption to users and maintain safe access arrangements during construction activities.

Consideration was given to appropriate material selection and detailing to ensure compatibility with the building’s age, construction type, and architectural significance. Coordination with statutory consent processes was also required throughout the design stage.

OUTCOME
The works successfully improved the condition of the building envelope, addressing areas of water ingress and reducing the risk of ongoing deterioration to historic materials.
