CLIENT BRIEF
The client commissioned the refurbishment and alteration of an existing building at Penryn Campus to provide a studio space for design and advanced manufacturing. The project required coordination of multiple design disciplines and compliance with both CDM 2015 and Building Regulations, alongside management of cost, programme, and procurement activities. RTP Surveyors were appointed as part of a multi-disciplinary design team to provide Principal Designer services and contract administration from RIBA Stage 2 through to completion.

KEY CONSIDERATIONS
The project required careful coordination of design information across architectural and building services disciplines within an existing structure. Particular attention was required to MEP services coordination, fire compartmentation requirements, and design changes developed during the design and construction phases.

Early contractor engagement influenced the development of the scope and programme, particularly in relation to lead-in periods and sequencing of works. RTP Surveyors also led technical design reviews to support resolution of interface issues and to maintain compliance with Building Regulations and CDM duties.

Cost planning and procurement activities required ongoing monitoring, including preparation of tender documentation, pricing schedules, and review of submitted tender returns. Clear recording and communication of design changes was necessary to maintain coordination across the project team.

OUTCOME
The works were successfully delivered through coordinated design and construction management, with regular site inspections undertaken to monitor quality and compliance with the specification. The project was completed to programme and was ready for occupation in line with the September teaching deadline. The completed facility now provides a functional teaching environment for design and advanced manufacturing activities.
