CLIENT BRIEF
RTP Surveyors were appointed as Contract Administrator for a programme of works at an industrial warehouse within Langage Business Park in Plympton.

The initial scope of works comprised overcladding of the existing roof to the manufacturing facility, with the aim of improving the building’s performance and extending its serviceable life.

During the construction phase, the scope was extended to include the design and installation of a solar panel system and a mansafe access system, requiring additional coordination and contract administration under the existing JCT contract.

KEY CONSIDERATIONS
The works were undertaken within an operational industrial environment and during the winter period, resulting in exposure to adverse weather conditions, including prolonged rainfall. These conditions impacted programme delivery and required ongoing monitoring and coordination to manage delays and maintain progress on site.

The introduction of additional elements during the construction phase required careful assessment to ensure that the expanded scope was properly defined, agreed, and incorporated within the contractual framework. Maintaining clarity in instructions and managing variations was essential to avoid ambiguity between parties and ensure proper contractual control.

OUTCOME
RTP Surveyors provided contract administration services throughout the project, including review of contract documentation, issuing of certificates, assessment of interim valuations, and certification of practical completion. Regular site inspections were undertaken to monitor workmanship and verify compliance with the design intent and specification.

Any defects or issues identified during the works were addressed in collaboration with the project team and resolved in a timely manner. The project was successfully delivered, incorporating both the original roof overcladding works and the additional solar and mansafe installations.
