CLIENT BRIEF
RTP Surveyors were appointed to support the extension and refurbishment of Tregye House, a detached residential property in Carnon Downs, Truro. The client wished to improve the existing home through a carefully considered extension and internal reconfiguration, with the aim of enhancing both the layout and day-to-day functionality of the property. The project required coordination of architectural, structural, and specialist design inputs, alongside delivery under a JCT Minor Works Building Contract with Contractor’s Design.

KEY CONSIDERATIONS 
A key element of the project was the coordination of multiple specialist design packages, including bespoke features and glazing, which required careful integration with the existing building. Particular attention was given to interface details between new and existing construction to ensure a consistent finish throughout.

Maintaining quality and design intent on site required ongoing contract administration, clear communication, and close monitoring of contractor proposals and variations. Careful sequencing and coordination of works were also important to manage delivery and maintain alignment with the client's expectations. 

OUTCOME 
The project was successfully delivered, providing a cohesive extension that sits comfortably with the existing property. Internally, the works have improved layout and connectivity, creating a more functional and usable home.

Specialist and bespoke elements were successfully incorporated through coordinated design and construction management. The project was completed with outstanding items addressed through a structured snagging process, ensuring the overall quality of finish was achieved.
