CLIENT BRIEF
RTP Surveyors were instructed to provide an RICS Red Book valuation of a Grade II Listed detached residential property for Capital Gains Tax and Inheritance Tax purposes. The valuation was undertaken in accordance with RICS Global Standards and the International Valuation Standards, reporting on Market Value as at the valuation date.

KEY CONSIDERATIONS
The property was inspected and assessed as part of the valuation process, with the building found to be in generally good condition, subject to routine maintenance requirements.

Consideration was given to the property’s Grade II Listed status, including the potential impact of heritage constraints on marketability and future alteration potential.

Additional consideration was also given to the presence of a self-contained annex let on an Assured Shorthold Tenancy basis (now Assured Periodic Tenancy), which contributed to the overall assessment of value through associated rental income.

The valuation required analysis of local market conditions within Cornwall, where comparable evidence for higher-value and listed residential properties is often limited. This necessitated careful interpretation of available comparables and reliance on professional judgement informed by regional market knowledge and transactional trends.

OUTCOME
An RICS Red Book valuation report was prepared confirming the Market Value of the property at £1,150,000.

The report provided a formal, compliant valuation suitable for use in Capital Gains Tax and Inheritance Tax submissions, reflecting both the physical characteristics of the property and its income-producing annex accommodation.
