CLIENT BRIEF
RTP Surveyors were appointed to undertake a condition survey and develop a planned maintenance programme for a Grade II Listed fisherman’s cottage. Following the initial survey and reporting stage, RTP Surveyors were subsequently instructed to assist with repair and refurbishment works to the property. The scope included overhaul of windows and doors, roof repairs and reparging, repointing, external decoration, and general fabric repairs. The commission also included management of Listed Building and Building Regulations applications, followed by Contract Administration services during the construction phase.

KEY CONSIDERATIONS
The property’s exposed coastal location required careful consideration in the selection and specification of repair materials and detailing solutions to ensure long-term durability.

As a Grade II Listed building, all proposed interventions needed to be sympathetic to the historic fabric and appropriate to the building’s age, construction, and significance. Coordination with statutory requirements, including Listed Building Consent and Building Regulations compliance, was required throughout the design development process.

Attention was given to managing water ingress risks and preventing further deterioration of historic materials, while maintaining as much original fabric as practicable. The specification of materials and repair methodologies was developed to balance performance requirements with conservation principles.

OUTCOME
The works successfully returned the property to a good state of repair, addressing areas of water ingress and reducing the risk of ongoing deterioration to historic fabric.

The use of sympathetic materials and appropriate repair techniques ensured that the significance and appearance of the heritage asset was preserved, while improving its overall condition and resilience in an exposed environment.
