The focal point of this project was to design and construct a double garage with ancillary accommodation over, to be in keeping with the existing house in St. Mawes. The clients wished to enhance their existing property by ensuring that a sympathetic new build be constructed to compliment their home and provide the desired new facilities, a bed/sitting room and shower.
The project incorporated demolition of the existing unsympathetic annexe building and construction of a garage with a substantially lower floor level. This brings the garage ridge height down, to bring the majority of the new building below the line of the neighbours’ fences. The gardens were landscaped to compliment the new layout. At the time of writing, the project is nearing completion.
Our role
RTP were responsible for the sensitive design of the new build and technical elements of work for the demolition and new build specification. Liaison with the Planning and Building Control authorities enabled RTP Surveyors to successfully negotiate the relevant statutory permissions. Ongoing contract administration of the project ensured that the client obtained the style of building and functional requirements they desired. Additional benefits of the project included provision of improved level access to enable comfortable entry to the main property.
Continuous liaison with the client and contractor (T & S Builders) throughout the project has enabled the required works to be carried out to everyone’s satisfaction.
